Managing with forms helps to keep you organized and leaves the all-important paper trail. These forms have been developed to save you from hours of writing and give you peace of mind knowing everything is correctly worded . They are professionally type set with borders for that official look. All forms are displayed in Don’s Down To Earth Landlording book. He describes the use of each form and under what circumstances it should be used.
One of Don’s students served the “Notice to Pay or Vacate” form to one of his tenants two days after purchasing Don’s course. The letter states that the Landlord was going to start eviction proceedings within three days if she did not pay. She thought it meant she would be thrown out after three days and moved out the next evening. He had just saved one and a half months in the court process and more than paid for the complete “Down To Earth Landlording” Home Study Course by using just one form.
The unique feature of this CD is that it allows you to customize to your specific needs. Change the wording to meet your local guidelines for rentals and you’re ready to go. Load it in, type the name of the tenant in the blanks, and while it is printing, put the stamp and address on the envelope.
I am a real estate attorney who purchased your landlording home study course. What you cover in just the forms and lease alone, I would have charged a client over $5,000 to write. Even then, it still would not have been as good as yours because I don’t have the “field experience” knowledge that you have obviously learned by dealing with tenants on a day-to-day basis for over twenty five years. This is the part for me that makes this information so valuable . Thanks for selling it to me for such a reasonable price. — Joe H.
We are very happy that we bought your package! The forms have been especially helpful and have saved us much time writing our own. Thank you! — Vincent and Arlene C.

Landlords need to protect themselves from the less-than-honorable Tenant. This lease with its 53 clauses over 11 pages is backbone of your agreement with a tenant. It must be strong so you are always the one in control.
A prospective tenant showed Don’s lease to his attorney who advised him not to sign it. He told the tenant that by signing he would have no rights. He then asked the tenant for Don’s phone number. When the attorney called Don, he told him he had to tell his tenant clients not to sign because they would have no rights, but that he had four landlord clients that definitely needed the lease and wanted to know how to order it! Another prospective tenant told Don his lease was 99.9% in his favor. Don asked him where the one tenth of one percent was that was in his favor because he wanted to take it out!
The computer disk allows you to customize your lease. Remove the clauses you don’t need and substitute some from the additional clauses. Type in all the blanks and just change the tenant’s name and rental amount and you’re done. Many people have told Don when they buy the lease they expect to take a few clauses from his and incorporate into their lease. After seeing Don’s, they find it’s easier to add a few of their clauses to his lease! The audio CD is a one hour presentation of Don describing why clauses are written the way they are and what to fill in the blank lines of the lease.
Your lease is awesome and the phone screening process is so easy that my teenagers do the screening for new tenants without my help. — Valerie P.
I currently have four properties and your home study course is the cornerstone of my business. I love your lease. Thanks for saving me years of mistakes. — Vanessa C.
I can’t believe how simple your lease is to understand. I think a fourth grader could read and understand it and since that’s about the level of my tenants, it’s working out great! — Bill S.

If a prospective tenant is borderline qualifying, require a co-signer who owns real estate. This way if they fall behind in rent, you can put a lien on the property.
One of the most critical parts of our business is the screening of prospective tenants. Many thousands of dollars can be lost if this step is skipped or not done completely. This report will show the do’s and don’ts in this screening process. We need to find the most qualified person who will then be given the privilege of renting from you. It will also help you know what to say and more importantly what not to say to prospective tenants who might really be testers trying to catch you discriminating.

A landlord friend loaned me your landlording home study course, but, he said I could only have it for one week and then had to return it. Now I know why. “We change what we are, by changing where we are, by changing what goes into our minds” — Zig Ziglar
Don purchased 80 rental units in his first five years that were valued in excess of three million dollars. That’s more than one unit a month, every month, for five years. He made the typical beginning investor’s mistake and put 20% down to buy his first property. This wiped out his savings and forced him to learn little and no money down concepts to purchase the next 78. This course is from a one day seminar Don does for beginning investors.
He will share with you in this “Getting Started in Real Estate” course
Start with the first CD and then follow the workbook as Don explains in this simple but complete system for beginning investors to get started.
Thanks so much for sharing your decades of experiences with us in your all day Getting Started class. I took more notes in the first hour than what I would take with other speakers in a day. I know the down to earth concepts you covered throughtout the class will save me thousands of dollars because I’ll know the right thing to do the first time. I plan on telling my landlord friends that your class is a must if they want to stay in the business and be successful. This will be accomplished because your tenants will know and understand your rules. Don’t let tenants drive you away from the best investment opportunity of today. Yes, you read right. Anyone can own ATM machines, but not many people know this fact. In fact, the vast majority of machines are not owned by banks but by suppliers and entrepreneurs. This course teaches you how to use this passive income stream in our own area and since most people don’t know you can even do this, the potential of finding sites couldn’t be better. There could be money waiting for you across the street in a diner, bar, hotel, or dozens of other mostly-cash businesses. Why not make some quick, hassle free, passive income while at the same time generating more business for the site with additional cash sales?
The average American works a 40-hour week and makes a yearly salary of $40,000. With this business you can make what the average American makes working just four hours a week! That’s two full work days a month or just 24 days in a year. Like your job? Then keep it and load the machines on your way to work, to the grocery store, or to the bank.
The course comes with two audio CDs that explain what sites are home runs, triples, doubles, singles, and what sites to walk away from. It explains how to find sites, what to say to the owners or managers that will help close the deal.
The third CD contains contracts and letters to use at different sites as introduction and as a follow up letter. It also includes a business plan, a list of suppliers around the country to purchase your machines, spreadsheets for tracking your profits, and much more.
The fourth disk is a DVD of Don and his supplier explaining the inner workings of an ATM machine. You will learn how to operate the combination, load the money and receipt paper, and program the machine so you can check the amount of money in the machine at all times from your computer.
I’m a 67 year old widow who purchased Don’s “Own Your Own Money Machine” Home Study Course and am I glad I did. As Don suggests in the course, I visited 20 potential sites in a two mile radius of my house one afternoon and using Don’s closing techniques and letters, two sites gave me permission to install a machine. The first site is a bowling alley with a bar/restaurant and it looks like it will be a triple with the number of hits it does each month. The second site is a 24/7 diner that is slowly working its way up to the double category. I spend a half hour a week or two hours a month loading the machines and my passive income is over $1000 a month! Not a bad ROI for two hours of mostly driving my car to each site. Wish I had found this income stream when I was much younger. I could have retired ten years earlier. Thanks Don for showing a senior citizen a source of income that I would have never considered let alone know about. I can now do things for my grandkids that I would never have been able to do without this passive income stream. — Helen G.
